Rodeo Realty Quoted In LA Times Article on Home Price Stablization

monacohenThe real estate market is always changing. Right now the data seems to indicate that we are entering a time of market stablization (something Rodeo Realty president Syd Leibovitch began to predict late last year). The rapid growth of home prices has slowed and inventory still remains tight. Home sellers are testing the market and seeing multiple offers but the feeding frenzy of last year seems to have abated a bit. DataQuick’s latest numbers showed that the median price in Los Angeles County rose 10% in May to $450,000 from $410,000 a year earlier. This is significant but still lower than the big price jumps we were seeing last year.

In an article on this phenomenon, Los Angeles Times reporter Tim Logan interviewed Mona Cohen of Rodeo Realty Brentwood for her hands-on view of the local market. Mona explained that she often has to explain to sellers that they need to be realistic about pricing.

“They still think they’re in that little bubble of 2013, where you’d put it on the market and have 15 offers,” Mona told the Times. “That still happens in pockets. But buyers have become a lot more savvy.”

Rodeo Realty's Ron Maman Quoted In Article On Anti-Mansionization Rules

RonMaman1As home prices rise and the economy recovers, there is an increased interest in having larger homes. However Los Angeles restricts the size of new and renovated homes. This has resulted in some tensions between property owners, builders, and local politicians. Ron Maman of Rodeo Realty Sherman Oaks was part of a Los Angeles Times feature on anti-mansionization rules and their impact on local neighborhoods.  He moved from Beverly Grove to Encino in order to have more room for his family. Maman pointed out that tighter restrictions on home sizes can impact home values. “You’re putting a ceiling on what people can do with their properties,” he said in the article. The list was published in the Los Angeles Magazine March 2014 issue.

Five Star Professional conducts market-specific research to identify reputable and trustworthy service professionals. Research results undergo a thorough regulatory review, and qualifying individuals receive the Five Star award. The research methodology allows no more than 7% of professionals in each category to receive the award. All agents named in the program must receive a qualifying client satisfaction rating as well as meeting multiple other criteria including a favorable regulatory and complaint history review.

Rodeo Realty Winter Conference Brings Agents Together To Learn From The Best

This week, Rodeo Realty agents gathered for a conference to share knowledge and learn from some of the best. The keynote speaker was popular real estate trainer Rick DeLuca. Rick sold over 200 homes per year and was once the 8th ranked real estage agent in the country but he also has perhaps one of the most interesting stories in real estate, working first as a homicide detective before getting into the real estate market. When DeLuca says he’s seen it all, it’s clear that it is true. Although he entered the market at a time when real estate was booming, he soon had to weather one of the toughest markets ever. This helped him learn to develop the good habits that led him to future success. His goal is always to see what others are doing and then figure out how he can top that. It’s a philosophy that Rodeo Realty agents already believe in but it’s always good to have a reminder. Creating good habits is also about consistency and goal setting.  Connection doesn’t just happen when a person is buying or selling, it’s about listening, being available, sharing relevant data and helping people make informed decisions.

Throughout the conference agents shared tips and success stories. Rodeo Realty Beverly Hills Manager John Gould led a panel that featured top-level wealth management professionals. Agents Barbra Stover, Matthew Paul, and Desiree Zuckerman shared their digital marketing strategies while Carol Wolfe, Elyse Arbor, Tom Otero, and Judy Handler discussed hyperlocal marketing in a panel moderated by Rodeo Realty Sherman Oaks Manager Jason Katzman.

Rodeo Realty agents came away from the conference with many ideas and lots of energy to make 2014 the best year yet!

Realtors Share True Stories Of Spooky Houses

haunted mansionWhether or not you believe in haunted houses there certainly are a lot of spooky stories out there. It’s the perfect time of year for a scary story or two… Presented for your perusal, two tales of chills and thrills from our agents.

First the story of the spooky rental from Chelsea Robinson:

I had been managing a furnished rental in a historic building downtown and had a client complaining that they were hearing cabinets opening & closing & pipes in the middle of the night.  Once they left, I had the home turn & cleaned and locked up.  The doors are heavy with electronic locks.  When I went to walk it next day–the door had been cracked open, and a knife from the knife block on the counter had been removed & was pointed towards the door.  I checked the key system and no one had been in there.  The housekeeper confirmed that the knife had not been pulled out–and that she had felt watched the entire time she was in the home. Let’s just say the housekeeper never came back after that.  And I stopped managing the apartment as soon as the contract was up!

And now a tale of mistaken identity from Rodeo Realty agent Lou Woolf

…A True tale of Terror!!!
A couple of years ago I had a probate listing in Silverlake on Edgeware St. The front door had been blocked off, so the attorney that had referred the listing to me suggested that I enter from the rear.

Now the… entire property was littered with debris, and garbage was strewn everywhere. So with great difficulty, I finally made it to the back of the home. The key I was given fit the lock. The door opened without too much trouble. The home was reportedly vacant, so with a little bit of hesitation, I started to explore the home.

It was already well past 5:00 PM, and it was starting to get dark. The power was off in the home which didn’t help. As I went from room to room, I started to hear noises, which I didn’t think too much about as this was a 1905 Craftsman style home, which one should expect to be prone to creeks, and groans do to age.

I’ve often encountered people in homes that were supposed to be vacant, so as a habit, I called out a loud hello while I wondered from room to room. As I entered the turn of the century living room, I heard a very loud crash. I turned completely around and found nothing out of place…..However, that’s when I started to hear what I can only describe as murmurings. It sounded like people talking softly, but from a great distance.

At this point, I was definitely feeling a little bit “creeped out”. I quickly wrapped up my tour of the home. Yes I even checked in the closets. Outside of a few sheet covered pieces of furniture, there was nobody home. As I headed for the back door off the tiny kitchen, I tripped on a piece of curling ancient flooring vinyl, and simultaneously heard laughter erupting all around me.

Needless to say I was back on my feet, and out the back door faster than I would have believed possible. I barely had enough time to lock the door before a sudden noise just behind me nearly caused a need for fresh underwear. I turned to see 3 silhouetted forms arising from the ground.

I was shocked and unable to move for what seemed like forever. As my eyes found focus, I did a double take and realized that there were Indeed 3 figures approaching out of what appeared to be the vary ground….

It was then that I realized this home had a basement. I was not seeing phantasm’s – I was seeing squatters that had been living under the home!  I Finally sold the home to a young couple a few weeks later…Vagrant and Ghost Free!!!
