A Sherwood Forest estate, once owned by American comedic legend Richard Pryor, has went on the market and is listed for sale at $2,999,000. Jason Peteler and Ben Bacal of Rodeo Realty Beverly Hills have the listing, which has headlined in The Hollywood Reporter, The Real Deal LA and Curbed LA.

The meticulously maintained 2.2-acre compound, referred to as the “Wrigley chewing gum estate” by American broadcast journalist Barbara Walters and Jet magazine, offers 9,000+ sqft. of resort living space.

The estate located on Parthenia Street has six buildings: a main house, a guest home, a pool house, a gym/professional dance studio, an office and a children’s playhouse. The property also comes with a 3-car garage and kennel. The main house has 4 bedrooms, 4 baths, a formal living and dining room, gourmet kitchen, breakfast nook, library, a family room with sunken bar, a billiard, game rooms, and a wine closet. The guesthouse includes a living room, two bathrooms, sauna, kitchen and a bedroom. The pool house offers his and her changing rooms with baths, full kitchen and a “man cave.”

Additional amenities include a 65’ pool with spa, waterfall and slide; a BBQ pavilion; children’s playground; tennis, tetherball and basketball courts; and putting green. Outdoors, gracing the magnificent private and gated property are abundant mature trees, orchards, gardens and patios.

Pryor purchased the Northridge “Sherwood Forest” home in 1974 and lived there for several years. In 1979, Walters of ABC-TV interviewed him at his property. An incident that occurred inside his home a year later is said to be the reason why Northridge and Parthenia Street were placed on the map—that and the Northridge earthquake, which happened 14 years later in 1994. The current main house was destroyed by the earthquake, but was rebuilt in the style of the original.

Aside from comedy, Pryor was also a television writer and movie actor, starring in films like Stir Crazy and Greased Lightning. In 1986 he was diagnosed with multiple sclerosis, but continued to perform for several more years. In 2005, he died of a heart attack.

Rodeo Realty’s Ben Bacal is back with not one, but two elaborate short films that showcase the homes he is selling.

The real estate agent has made news again with his not-so-ordinary listing videos.

“Real estate agent Ben Bacal is known for giving his listings the Hollywood treatment,” said Curbed LA.

benbacaldogvideo

Curbed featured one of Bacal’s latest videos—a small dog living it up in an $18.5 million mansion.

In the short film, “Sherlock Bones” inherits the Hollywood Hills mansion and is seen enjoying the lavish lifestyle. In the end, it turns out it was all a dream. The Instagram famous corgi still lives at 1895 Rising Glen Road, but he is not the owner.

The listing video has also been featured in The Real Deal Los Angeles and Mansion Global.

“Never underestimate the appeal of cuteness when selling a house,” said the online site.

Bacal’s other property video involves action and suspense. The short film for 9233 Shallow Drive has a woman breaking into a $16,495,000 home and receiving a little help once she’s on the inside. Watch the video below.

Rodeo Realty's Beverly Hills agent Ben Bacal spotlighted by Inman for his "cinema immobilier"

bencinemaimmobilier

Inman News kicked-off its Monday by featuring Rodeo Realty’s Ben Bacal. The Beverly Hills agent is being highlighted for his narrative-style listing videos.

“…Bacal is not so much setting a standard as much as he’s creating a new genre,” said Inman.

Writer Britt Chester is calling the new genre “cinéma immobilier.”

“He’s trying to get the right eyes on his properties and it’s working,” said Chester. “His stunning footage from a Hillcrest Road property captured the interest of a foreign buyer who ended up purchasing the property.”

Inman recognizes Bacal for his success in using social media to spread the word for his properties, but it’s his next idea that is drawing even more attention—an app called RoofShoot.

[su_vimeo url=”https://vimeo.com/153952854″]

According to the article, the app allows agents to quickly upload personal videos for homebuyers. Through Roofshoot, agents can streamline the editing of listing videos with narrations, voice-overs and video tours of a home.

“It’s somewhat challenging the credentials of agents who might say they are familiar with a particular neighborhood by creating a platform for agents to prove it,” said Inman.

“I always tell agents if you’re not out there door-knocking and cold-calling or in social clubs or meeting people everyday, you need to be out there shooting evergreen content that lasts forever,” Bacal tells Inman.

Roofshoot is said to currently be in the beta testing phase and it’s expected to be released sometime in June.

Los Angeles Times mentions Rodeo Realty's Ben Bacal and Deanna Smith for selling one of the most expensive homes from March 20 – April 2

ben_deanna

In an article this weekend, the Los Angeles Times featured the most expensive homes sold in the last two weeks in Los Angeles.

The newspaper believes the recent transactions in the Bird Street area may signal a takeoff for higher-end homes.

One home featured is 9212 Nightingale Drive. The Doheny Estate, listed by Rodeo Realty agents Ben Bacal and Deanna Smith, was sold for $13.2 million recently. The 5,000-square-foot home on more than half an acre features an open floor plan with beamed ceilings, slate floors and two master suites. Five bedrooms, seven baths, a living and dining room and a chef’s kitchen are all within the house.

Outside, the single-story home has a large entertainer’s patio and an infinity-edge swimming pool.

According to the Los Angeles Times, the property was marketed by Bacal as the site for a 12,000-square-foot home that, when developed, could garner as much as $70 million.

The Hollywood Hills West home was one of four homes featured in the article. To read the entire story, click HERE

Rodeo Realty’s Beverly Hills agent Ben Bacal in Curbed LA

benshortfilms

Ben Bacal’s elaborate property short films are attracting a lot of attention.

Curbed Los Angeles has also written an article on the Rodeo Realty Beverly Hills agent and his not so straightforward video tours.

The article first mentions the short film for 6654 Emmet Terrace, which is listed by both Bacal and Rodeo Realty agent Jason Peteler.

“The film gives the house an unusually depressing backstory, but evidently it hasn’t deterred buyers,” said writer Elijah Chiland.

[su_youtube_advanced url=”https://www.youtube.com/watch?v=iUNpg8wZa_c” width=”740″ height=”440″ responsive=”no” controls=”no” autohide=”yes” showinfo=”no” autoplay=”yes” loop=”yes” rel=”no” modestbranding=”yes” theme=”light”]

According to the article, Bacal says he has received several inquiries about the house, including one from singer and songwriter Justin Bieber.

Bacal’s video for his listing, 864 Stradella, is also an attention-grabber.

“The videos have apparently been successful enough that Bacal is now starting a new company called Roofshoot, which will help promote high quality promotional videos from Bacal and other brokers,” said Chiland.

The Hustle features Rodeo Realty’s Ben Bacal property video

benvid

The real estate industry just got about 1,000,000x cooler, that’s according to online website The Hustle.

By “cooler” they are referring to Rodeo Realty agent Ben Bacal’s 864 Stradella video.

The article is headlined, “This Video Advertising a $48.5m Home Could Be a Sign of Things to Come”. Writer Kendall Baker talks about Bacal’s video changing the real estate industry in a way that no one predicted.

“It feels and looks like a Super Bowl ad, not a modern day replacement for the classifieds,” said Baker.

So amazed by the real estate video—Baker said he decided to reach out to the creative producer that put the video together, Brian Bell.

Bell talks about his partnership with Bacal and how the two have been working together to create incredible high-quality videos.

“We never thought we’d get into filming real estate, but within two weeks, we’d completed two projects for him,” said Bell.

He says the Stradella video took 2.5 weeks, which included 2 full days of shooting.

“Our budget for the shoot was $40k, which included casting, crew, equipment rentals (we rent the top of the line cinema cameras, lenses, and equipment), all drone expenses, and post production,” said Bell.

Bell also tells Baker there are more exciting developments on the horizon.

ferris-bueller-house-video copy

Rodeo Realty agent Ben Bacal has kicked off the week by being featured on Realtor.com.

The website is calling his latest property video “‘Ferris Bueller’ Meets ‘House Party’”.

“If Ferris Bueller had been a billionaire and just a bit younger, the classic flick of kids skipping school for the day might have resembled this well-produced video,” said Realtor.com writer Claudine Zap.

Bacal is being highlighted for the well-produced short film he created for this week’s most expensive new listing, 864 Stradella Road.

Ben Bacal List's Film Industry Executive Jordan Schur Santa Monica Villa

Music and film industry veteran Jordan Schur has listed his Santa Monica villa for sale at $9.5 million.

Inspired by homes along Italy’s Amalfi Coast, the gated house is perched on a knoll with coastline, ocean and mountain views. The vine-covered exteriors and the antique charm of the Old World interiors belie the home’s 1991 origins.

A spacious screening room, two kitchens, a home gym, four bedrooms, five full bathrooms and two powder rooms are included in some 6,800 square feet of living space.

French doors open to verandas.

Schur created the Flip Records music label in 1994, launching the careers of artists such as Limp Bizkit and Staind. He went on to become president of Geffen Records at Universal Music Group. He is co-chairman and chief executive of Mimran Schur Pictures.

Ben Bacal of Rodeo Realty is the listing agent.
